Job Summary:

Maintaining all equipment, fixtures, and services including but not limited to performing a variety of skilled preventive and general maintenance, repair work associated with student residence halls.

Duties / Responsibilities

  • Perform a variety of skilled preventive and general maintenance, repair, construction, replacement, and renovation work on facilities and systems as they pertain to work orders:
  • Minor electrical troubleshooting and repair of switches, receptacles, ballasts, breakers, Ground Fault Circuit Interrupter (GFCI) and Arc Fault Circuit Interrupter (AFCI) outlets, timeclocks, photocells, fans, motors, contactors, exit signs, interior and exterior lighting, electric gates, telephone jacks, preventative maintenance. Coordinate with University Facilities Services for major repairs and or electrical shutdowns.
  • Perform plumbing troubleshooting and repairs on fixtures including but not limited to sinks, lavatories, water closets, urinals, drinking fountains, garbage disposals, floor sinks, DWV (drain, waste, and vent) lines. Handle and maintain domestic hot and cold line repairs, including angle stops, valves or fittings, exercise valves, clearing drains as needed, and pool service. Coordinate with University Facilities Services for major repairs and or water shutdowns.
  • Perform HVAC troubleshooting, repairs, and preventative maintenance for all heating and air conditioning systems. Responsibilities include but are not limited to regular filter changers, cleaning outdoor coils, repairing components such as fan motors, electrical components, and condensate lines. Coordinate with University Facilities Services for any major repairs or replacements.
  • Perform carpentry repairs such as framing, replacing doors, jambs, windows, and moldings. Other repairs include, but are not limited to, stucco and drywall repairs, texturing and painting.
  • Troubleshoot and repair appliances, including refrigerators, microwaves, dishwashers, and garbage disposals. Report and coordinate warranty-related repairs as needed.
  • Apply working knowledge of applicable building and safety codes to ensure proper safety practices and compliance with national and local regulations during facility maintenance, systems management, and renovations.
  • Perform preventive maintenance and regular inspections on mechanical facilities and systems. Maintain records and retrieve data related to work performed. Check perimeters of buildings including parking lots, covers, and dumpster areas. Coordinate any necessary cleaning or repairs with appropriate departments such as Custodial, Parking Services, or Grounds. Coordinate with Administrative Office Personnel for work orders or other items needed such as repairs for vacant rooms/apartments. Maintain egress of buildings per life-safety guidelines.
  • Assist any minor related lock repairs including but not limited to replacements, and key cutting. Coordinate with Card Access Vendor to troubleshoot and repair card reader system.
  • Inventory and parts are to be kept organized and stored properly. Tools, equipment and work areas will be maintained in a safe and clean condition. Order supplies and parts as needed for all areas of work such as paint, electrical parts, plumbing parts/supplies, HVAC parts, appliances/parts, carpentry items, locksmith parts, etc. Ensure that all chemicals and parts are properly labeled and stored. Research to source cost-effective and high-quality parts and equipment for facility repairs. Monitor vendor and maintenance contractor services to ensure compliance and quality.
  • Serve on after-hours on-call duty rotation responding to maintenance-related concerns. Collaborate with Residential Education team to establish a remedy for afterhours concerns; restore secure, safe, livable conditions as quickly as possible. Respond as needed during unscheduled campus closures due to severe weather, power outages, or emergency situations. Use considerable judgment and discretion in performing duties.
  • Maintain communication with all Housing and Residential Education staff. Attend meetings and provide standard reports as required along with updates on projects and overall flow of work. Establish and maintain effective communications with all departments to include those outside of Housing and Residential Education including but not limited to University Facilities Services, Grounds and Automotive, Environmental Health and Safety, Capital Planning Design and Construction, Parking Services, and other Administrative Departments/Offices. Participate with department and campus activities.
  • Estimate the cost, time, and materials required for maintenance, repair and renovation work. Provide estimate of timeline for special projects, major repairs and/or recommendations. Seek proper approval for ordering materials and supplies as needed for upcoming projects.
  • Monitor work orders and official correspondence via work control on a daily basis. Coordinate with Department of Housing and Residential Education (DHRE) Facilities staff to schedule work, prioritize workload, maximize efficiency, prevent project delays, and ensure that all Villages are ready prior to Move-In periods. Communicate with Associate Director for Facilities for projects, timelines, or assistance as needed.
  • Maintain logs of completed work categorized by building, space, bedroom, doors, etc. Provide reports and other specific information required for efficient record keeping to assist in creating future projections for paint schedules and deferred maintenance forecasting.
  • Respect students, staff, and visitors during day-to-day operations. Be mindful that student rooms/apartments are considered students’ homes.
  • Conserve DHRE resources by maintaining water and electricity usage in the buildings; report damages, leaks, hazardous conditions, etc. to work control or Associate Director of Housing Facilities as quickly as possible.

Minimum Qualifications: Required Education and Experience

  • Experience: Four years of increasingly responsible experience leading to journey-level skills in a mechanical or facilities/building trade, or any equivalent combination of training and experience as a facilities and systems mechanic which demonstrates the achievement of journey-level skills equivalent to that acquired through completion of an applicable apprenticeship program.

Required Qualifications

  • Must be able to demonstrate journey-level skill in one trade and strong skills in other applicable trades.
  • Operate construction and related equipment; use considerable judgment and discretion in performing duties.
  • Read, interpret and work from blueprints, plans, drawings, and specifications; make rough sketches
  • Estimate cost, time and materials of maintenance, repair and renovation work; maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems
  • Prepare standard reports; provide instruction to unskilled and semi-skilled assistants.
  • Analyze and respond to emergency situations.
  • Read and write at a level appropriate to the position and perform arithmetic calculations as required by the position.

Preferred Qualifications

  • Prior experience in a Housing and Residential Life setting or on a college campus is preferred.
  • Ability to maintain effective work relationships with staff and students.

Compensation and Benefits:

Anticipated Hiring Range: $6,076.00 per month

Classification Salary Range: $6,076 - $7,766 per month

The salary offered will take into account internal equity and experience among other factors.

Position Information:

Work status: Full-time/Non-Exempt/Temporary (up to one year with the possibility of further renewal)

Academic year schedule: Monday through Friday (7:30 am – 4:00 pm), some evenings/weekends.

Background Check

Drivers License Check

Possession of a valid Driver's License is required.  Employees in this position will be enrolled in the Department of Motor Vehicles (DMV) Government Employer Pull Notice Program which confirms possession of a valid driver's license and reflects driving record.

Physical Exam

Employment is contingent upon candidate passing a pre-employment physical exam with the ability to lift in excess of 50 lbs.

Mandated Reporter

The person holding this position is considered a `mandated reporter' under the California Child Abuse and Neglect Reporting Act and is required to comply with the requirements set forth in CSU Executive Order 1083 as a condition of employment.

Campus Security Authority

This position is designated as a Campus Security Authority (CSA) position under the federal Jeanne Cleary Disclosure of Campus Security Policy and Campus Crime Statistics Act. CSAs are responsible for reporting allegations of Clery Act Crimes reported to them or that they witness. CSA training is required.
